Welcome to an authentic corner of Umbria. Our elegant apartment is located in the heart of Spoleto’s historic centre, on one of the oldest streets in the old town — just steps from the cathedral, theatres, and all the main sights.

The apartment sits on the second floor (no elevator) and features two large double bedrooms, a spacious living room with a fireplace, a well-equipped kitchen, and a large bathroom with both a tub and a shower. A spiral staircase leads to a library-lounge and a stunning panoramic terrace overlooking the Rocca Albornoziana, St. Peter and Monteluco — the perfect spot for a quiet glass of wine or a moment of total privacy.

Staying here lets you discover the hidden gems of this magical town and return to your terrace for quiet evenings.

The library has a comfortable single bed. There is also a utility room just outside the apartment with a washing machine, drying space and an ironing board. Free Wi-Fi throughout. Eco-friendly door-to-door recycling (instructions on arrival).

House Rules & Practical Info

To make sure everyone has a wonderful stay, we kindly ask all guests to respect a few simple guidelines.

  • Maximum occupancy: 4 guests (including infants). One additional infant in a cot is welcome.
  • No parties or unregistered guests.
  • Minors must be accompanied by a parent or a responsible adult with written parental authorisation.
  • No smoking inside the apartment.
  • Quiet hours: please keep noise to a minimum before 9am and after 10pm — your neighbours will thank you!
  • No pets, unfortunately — we love animals, but many guests have allergies.

Check-in: 2pm–5pm or 8pm–9pm. Different times can be arranged in advance. Late check-in (9pm–midnight): €20 surcharge, payable in cash on arrival. Early check-in (8am–2pm): €20 surcharge, payable in cash on arrival. Please note: I need approximately 45 minutes to reach the apartment, so timing must be confirmed well before arrival.

Check-out: by 10am. Earlier arrangements can be made at the time of booking.

A note on accessibility: The apartment is on the 2nd floor with no lift — unfortunately not suitable for wheelchair users.

Heating is regulated by local authorities (typically October to April, maximum 19°C / 66°F).

Recycling: Spoleto has a door-to-door eco-friendly recycling system. Full instructions will be provided on arrival — it’s easy and we appreciate your help!

Police registration: Italian law requires us to register all guests. We will ask for passport details (full name, nationality, date and place of birth) before your arrival.

Specific indication to reach the apartment will be given separately. The apartment is at 100 meters from Porta di Monterone.

The approximate timing from Rome is 1,5 hrs, from Florence is 3 to 4,30 hrs with 1 change.

Parking in Spoleto:

The historical center is all Zone Restricted Traffic (ZTL), cars are NOT permitted inside town neither to circulate nor to park.

See map mobility.  The apartment is close to Piazza della Libertà.

 

To visit the main tourist sites, we recommend the use of the parking lots of the alternative transportation system connected to the center by escalators and moving walkways and elevators.

Parking on surfaces slots (blue lines) may vary from 1 to 2.50 euros per hour, depending on the zone. Few free surface slots are available (white lines)

Alternative Mobility in Spoleto There are many alternative way to move in Spoleto with lift, tapis roulant from the upper part to the lowe part of Spoleto.

Just few hints:

Wherever you go, you have good food.  You will find my favourite restaurants by looking at Antonia’s top ten

Among my favourite restaurants, there are La Torretta, I Pini (lower Spoleto), Apollinare, and a new entry LA BARCACCIA in Piazza Fratelli Bandiera 5 (close to Piazza del Mercato) phone: +39 0743225082, where you can eat the best strangozzi. Tell the owner you are a Deodato’s friend and you will be treated as a special guest.

Open Market places:

Every Friday there is a market in Via cacciatore delle Alpi, at 5 minutes walking from the apartment via the escalator from the cathedral.

 

On September 7 and 8 of each year there is a big market along all town.

 

​Super Market-Food:

A variety of good supermar​kets​ in Spoleto.

IL DUCATO COOP, the biggest, located in the lower part of town. Good choice of fish that arrives daily from the Adriatic.  It also have a very good choice of wine from all Italian region as well as other countries (France, etc).

Local SM in piazza del Mercato, Sabatini on the top right corner. They also deliver your shopping at home.​

Familiar Small SM close to the apartment, going up on Via Monterone, a familiar small SM, with all you need at walking distance. Open from 10am to 1pm and to 5pm to 7pm.
The specialty in Spoleto are: strangozzi (a fresh pasta), black truffles, wine and all sort of salame, ham, mortadella, sausages and local cheese etc.)

High-speed Wi-Fi 24 hrs is available in the apartment. Name and password will be provided upon arrival.
